Abstract	:	Construction phase related risks have become prevalent in Nigeria. It is necessary to create awareness of the extent to which these risks can adversely affect the development of projects. This report identifies, by questionnaire and personal interviews with commercial property developers and through empirical method to assesses the construction phase related risks and how they manage these risks. The construction industry is very risk-prone and does not have very good track record in terms of managing with risks. Consequently, the participants in the have been bearing the agonizing outcomes of failure in the form of unusual delays in the completion of projects with findings revealing time and cost overruns as well sometimes failing to meet quality standards and operational requirements. Therefore, an effective analysis and management of construction phase related risks remain a large challenge to the industry specialists (Ahmed and Azhar, 2004). The state of the Nigerian economy and infrastructure is yet to reflect the benefits of this position. Lagos is the commercial capital of Nigeria. Lagos was chosen for data collection because it is a major hub of construction activities in Nigeria. It is clear that there is the potential to develop on several industries which are vital to the success of an economy. However, due to the poor infrastructure, lack of capital for industries and a lack of good leadership from the government, these industries are being badly impeded.
